Real Estate Search Tips and FAQ's

Q:   What is the best way to search for homes, condos, and properties on this website?

A:   I recommend that you always use the Advanced Search feature for your real estate searches.  Other search features within the website may not match city and subdivisions properly if you use your back button to return to a previous page depending on which browser you are using.  

 

Q:   I'm interested in searching for homes in a specific subdivision, but the development isn't listed as a Featured Community. How do I find those homes?

A:   There are two ways to find homes in neighborhoods that aren't listed as "Featured Communities."

1. At the top of most pages within the website is a Search Feature.  First, select the town the community is located in.  Second, select the community you are interested in from the Subdivision drop down box.
2. Visit the Advanced Search page.  Select the town the community is located in, then select the community from the Subdivision drop down box.

 

Q:   I've followed the directions above, but I still don't see the Subdivision I'm interested in.

A:   Only Subdivisions that have active listings will appear in the drop down menu.  If you want be notified when a home is listed in that specific community, simply Contact Me and Scott will set up a saved search that will notify you the day a home is listed!

 

Q:   I want to see listings in a specific Condominium Association.  Where can I find that feature?

A:   Visit the Advanced Search page.  Below "Refine Your Search" you will see 3 options; Advanced Search, Condo Search, and MLS Number Search.  Select Condo Search.  On the right side of the page, you will see a new box open titled "Building Name."  Select the Condominium Association you are interested in and click "Search."

 

Q:   I only want to search for homes east or west of Route 1.  Can I do that?

A:   Yes!  Visit the Advanced Search page.  On the left side of the page, you will see a drop down box titled "Section."  You can choose East of Route 1, between Route 1 and 113, between 113 and 13, and West of 13.  You can further narrow the search by then selecting a town or towns and other relevant criteria, then click Search!

 

Q:   I'm not getting very many results with my search.  How can I get more results?

A:   The less criteria you use, the more results you will see.  I encourage you to be broad with your search, then save homes to your "Favorites" list to come back to when you are done browsing available listings.  

 

Q:   I know there is a house that meets my criteria (example: an in-ground pool), but it isn't appearing when I search for homes with swimming pools.  Why?

A:   There are two possibilities.  First, the house is under contract.  Once a house is "pending" it no longer appears in the search results.  Second, the listing agent has made an error when entering the home in the MLS.  If the agent does not click the box for the specific feature, it will not appear when a search for that feature is conducted.  

 

Q:  The map search is not giving an accurate location for some of the listings.  Why?

A:  Unfortunately, many factors can impact the mapping feature.  New developments take quite some time to show up on the maps in the appropriate location.  The way a listing is input by the listing agent can affect the mapping as well.  If an agent inputs the listing with the lot number instead of the house number, or the name of the condominium complex and the unit number instead of the address, the map will not register the location.  I apologize for the inconvenience, but the mapping feature is powered outside of this website and is beyond my control.  If you have any questions regarding the location of a property, please don't hesitate to Contact Me. 

 

Q:   We are working with a different Realtor®.  Can I still use this website and save my searches?  

A:   Absolutely!  Everyone is welcome to use this website.  I respect the relationship clients have with their Realtors® and will not attempt to infringe on that relationship.  Please continue to use this website, and if you find it helpful, please refer your friends, family, and colleagues.  Referrals are the best compliment I can receive.

 

Q:   I am hesitant to "Sign-Up" and provide my personal information.  Do you sell or share my information?

A:   No.  Your information is not sold, shared, or distributed.  It is used only by Scott Wagner to provide you with requested real estate information and other useful and relevant real estate market information.  You can delete or update your searches at any time.
